Bargain hunters could snap up a three-bedroom house for £1 but potential buyers have been warned “enter at your own risk”.

The property, 25 Tunstell Terrace in Sunderland, will go up for auction today with the guide price of just £1.

Estate agents Andrew Craig told potential tenants that the house, close to the University of Sunderland, “requires upgrading”,

It also warned that interested parties must sign a disclaimer before setting foot inside.

A statement posted on their website reads: “A Health and Risk Assessment has been carried out upon the building and hazards of a serious nature were noted.

“Anyone wishing to inspect are required to sign a disclaimer and enter at their own risk.”

The end-terrace house, based in Ashbrooke, in the south of the city, is advertised as being close to the city centre with good links to the Metro system.

According to the Daily Mail, in 2011 it was listed on the website Zoopla for rent at £595 per calendar month.

At the time Zoopla said: “Tunstall Terrace West, SR2 has 7 properties on it with a current average value of £89,676, compared to an average property value of £138,311 for SR2.”
